January 4, 2007 -- JAY-Z's days at the Time Warner Center could be numbered now that the condo he's renting is about to be sold. The sky-high, four-bedroom, 51/2-bath pad on the 76th floor in the multicomplex's north tower has gone to contract for $27million.

Owner Michael Hirtenstein, a telecom big who lives in the nearby Park Imperial - a few floors above Sean "Diddy" Combs' crib - paid $15.7 million for the 4,800-square-foot Time Warner unit in December 2004. Hirtenstein is traveling in Europe and could not be reached for comment before press time.

Jay-Z, the rapper and clothing/entertainment mogul born in Brooklyn as Shawn Corey Carter, has been renting the place for about $40,000 a month since September 2005.

The apartment features one of the few private terraces in the building, plus a library, formal dining room and 12-foot ceilings. Another perk is a telescopic view of girlfriend Beyoncé Knowles' apartment across the park at One Beacon Court.

Jay-Z has been renovating a penthouse on Hudson Street in TriBeCa, which he bought in 2004 for $6.85million.

The Corcoran Group's Lauren Muss, who has the Time Warner Center listing, could not be reached for comment.

High-end real-estate broker Kirk Henckels and his socialite wife Fernanda Kellogg have rung in the New Year with a sale of their own.

According to city records, the couple's 2,500-square-foot, three-bedroom apartment at 88 Central Park West, located above apartments owned by Sting and Robert De Niro, has sold for $4.6 million.

Henckels, the executive vice president and director of Stribling Private Brokerage, and Kellogg, the senior vice president of public relations at Tiffany & Co., married in 1998.

Going south

Catesby Kilmer, the Hamptons socialite who went to jail for bilking her employer Howard Gittes out of millions that she used to buy and furnish her Southampton home, has come up short on the $2.25 million asking price for the property.

As per a judge's order, the house was sold to make restitution to Gittes, known as Ronald Perelman's right-hand man. The house was estimated to be worth more than $2 million.

But the four-bedroom, 3 1/2-bath vintage farmhouse with a pool and guesthouse only fetched about $1.7 million. Kilmer received a three- to nine-year sentence last year for her little faux paux.

Listing broker Laura Nigro of Prudential Douglas Elliman could not be reached for comment.
